I live on the top floor and the noise level is pretty good. You get the occasional drunk idiot yelling in the courtyard once in a while, but overall I can't complain. Location-wise, it's amazing. The corner of Ponce and Ponce Place is one of the easiest places to get a cab in the city. $20 ride to Buckhead, $15 to East Atlanta Village, and you can easily walk to Va Highland. Also, be prepared to smell weed every once in a while. Not overpowering or anything, just an occasional fume walking through the halls. I've lived here since spring and there's only been one car break-in. I have a pretty nice car and have never had trouble (I take all valuables out of it though) and there is a super vigilant night security guy who is always on the scene. As for HVAC bills, they can indeed be fairly steep. We have a 2BR and in the dead of summer it was about $140 to keep cool, which isn't horrible but also not great. This last month, with heating, we saw a $160 one. However, in the cool months, it was only about $60, so you get some savings there. Let me know if you have any other Qs!
