Put her on title. She won't be responsible for the loan, but she will have an interest in the property. I almost gaurantee that the 401k will require it (or IRS). Don't forget that the 401k payment will be figured into your DTI. (Hope you still qualify!)

Here's the deal, there is a wide range of speeds because it is dependent on how many people are using the cell towers. I live in the Strip, so nights and weekends are balls out wide open.

On throttling, I got throttled twice when I got the account, but they throttled me down to a speed that wasn't really bad. I explained that I download a lot of videos, and they opened it up for me. (In their defense, I was travelling a lot, and my usage was all over the place.) (If you get the apollo (It's a little hotspot that carries a day's charge (remember only works in 4g areas), you can carry it in the wild.))

I got kicked off of Sprint for going over their 'UNLIMITED' plan (I hacked my evo and ran my home internet over the hotspot) (20GB in 30 days I think they said.)

The fastest I ever closed a deal was 2 days, but we already had the title work done and a full package. It was also a dry close in PA so i'm not counting rescission.

If your rate isn't locked, then all of the paperwork you are getting is based on the maximum rate you qualify at. Just toss it. What did you LO say? Just because YOU feel iffy doesn't mean that the deal is iffy.
